As your Board, we are responsible for exterior maintenance. Examples of this include, but are not limited to: front decks, roofs, lawn and planting beds, snow and ice removal, exterior building, crawl space, incoming water, and outgoing sewer. All interior maintenance is the owner’s responsibility. This includes, but is not limited to: inside water lines, HVAC, skylights, fireplaces, interior doors, and walls and inside wiring. Inside remodeling is the owner’s responsibility. Any modifications that affect the outside of the building must be approved by the Board.
HOME ACCESS
Every homeowner needs an access plan to enter your condo for emergency situations, deliveries, contract work, etc. There are several options which other homeowners are using: lock box, keyless pad, app operated lock, etc. Entry into your unit is the homeowner’s responsibility. Your HOA Board does not house keys or take responsibility for admitting anyone into your condo.
POOL & TENNIS COURTS
The pool and tennis courts belong to Eagle Bay I. EBII has an agreement with EBI to use these facilities. You should’ve received a pool gate key from the seller. We pay 41% of the costs and agree to follow EBI rules and guidelines which are posted in the pool area.

Please be courteous of your neighbors. Noise does travel. Music, windchimes, human and animal conversations, etc. on your front and back decks carries to your neighbors. Quiet hours, generally 11:00 pm – 7:00 am (8:00 am Sundays), are encouraged to be observed.
FIRE
Indiana Fire code STRICTLY PROHIBITS propane tanks, gas grills, and charcoal grills inside and/or on any wooden structures. ELECTRIC GRILLS ONLY. Violations can result in a fine up to $1,000.
